Executive Summary

The roof is an approximately 18-year-old asphalt system with age-related wear, two active leaks at the chimney flashing, and limited decking softness at the southwest corner. Near-term repairs are recommended for flashing and drainage; full replacement is a medium-term planning item rather than an emergency.

Scope

Visual roof and related drainage review for pre-purchase due diligence, including slopes, flashing, ridge, gutters, and limited decking probe. Attic observed for moisture at the chimney chase.

Findings

  1. Chimney flashing — active leaks
    Two active leak points at chimney flashing (see photos 3–5). Moisture stain limited to chimney chase; no mold observed in attic at time of visit.

  2. Shingle wear (south slope)
    Heavy granule loss on the south slope consistent with age (~18 years).

  3. Ridge cap
    Cracked ridge cap in two locations on the northeast run.

  4. Decking
    Generally solid under probe; soft decking approximately 2 sq ft at the southwest corner.

  5. Gutters / downspouts
    Gutters full of debris; west elevation downspout disconnected.

Recommendations

  1. Priority — within 30 days: Re-flash chimney leak points and confirm dry-in after first rain.
  2. Priority — short term: Clear gutters and reattach west downspout to reduce edge saturation.
  3. Plan — 2–4 years: Budget full roof replacement given age and south-slope wear.
  4. At repair: Address soft SW decking (approx. 2 sq ft) while roofing is open.
  5. Monitor: Ridge cap cracks; include in next repair or replacement scope.

Ceiling staining in the master bedroom after rain was traced to lifted step flashing at a second-story wall intersection on the south elevation. Step flashing was replaced and sealed, damaged shingles were replaced, and a hose test showed no active intrusion. A counterflashing upgrade is recommended at the next full re-roof.
